RARE! This habitable barge built in 1928 by the Chantier des Deux Saintes, measuring 39 meters in length and 5 meters in width, is located between Reims and Soissons in Aisne (02).
The barge features the sailor’s accommodation in the center, in its original oak condition. Only 2 or 3 boats of this model remain. It has 2 separate holds.
Entry is through the forward hold, converted into a habitable apartment: a 50 m² living room including a fully equipped kitchen with appliances (electric stove, fridge-freezer, washing machine, and dishwasher), and a lounge area. A wood stove (France Turbo) installed in 2011 heats the entire space.
An electric and economical heating system (2004), which can also serve as air conditioning, is installed. Brightness is provided by polished brass round portholes and a skylight (possibly to be replaced due to leaks during storms).
The bow is separated from the kitchen by a watertight door and used as a cellar and wood storage.
A 10 m² cabin with a porthole (same model), heated by either the wood stove or the reversible air conditioning system (see main room).
A 10 m² bathroom with a bathtub and shower (to be replaced), a dressing room, and a porthole.
Adjacent is the captain’s cabin (work to be done, including insulation) (also with independent external access), made of original oak, with an original closet bed (overlooking the outside), and a central room that can serve as an office/library. Two rear windows. Possibility to install a wood stove.
Below the living space: an insulated, closed technical room containing a 150-liter electric water heater, a 1000-liter water tank, and a waste water treatment tank. Possibility to install a washing machine, with water supply and drainage points. A black water treatment system still needs to be installed.
An empty hold (about 50 m²) remains to be converted (insulation, electrical wiring, possibly creating a bathroom). Many possibilities, polished brass round portholes installed, floors laid. Ideal for additional bedrooms, guest rooms, or a separate apartment.
The barge also features a wheelhouse with the control position and the sailor’s apartment in its original condition (work to be done, including insulation), with direct access from the hold to be fitted out.
A very accessible 40 m² wooden terrace is installed on the fitted-out apartment.

The community certificate is valid until August 6, 2024. A ten-year inspection will need to be scheduled and paid for by the buyer.
The hull of the barge was doubled in 2004, and the port and starboard sheets were repaired in 2014.
To be addressed: external paintwork, replacement of the living room’s cladding, shower in the current bathroom, insulation of the central cabin, finishing the second hold, creating another bathroom, installing a black water treatment system, renovating the crew cabin and the wheelhouse.

The current COT is 2,621 euros (218 € / month), covering mooring fees, water, and electricity (2023 rates).
This barge was acquired in 2009, and 80,000 € of maintenance work has been carried out since.
