RARE! This habitable barge built in 1928 by the Chantier des Deux Saintes, measuring 39 meters in length and 5 meters in width, located between Reims and Soissons in Aisne (02).
The barge is unique for having the sailor’s quarters in the center, in its original oak condition. Only 2 or 3 boats of this model remain. It has 2 separate holds.
Access is via the bow hold, converted into a livable apartment: a 50 m² living area including a fully equipped kitchen with appliances (electric stove, refrigerator-freezer, washing machine, and dishwasher), and a lounge area. A wood stove (France Turbo) installed in 2011 heats the entire space.
An electric and economical heating system (2004), which can also serve as air conditioning, is installed. Natural light is provided by round brass portholes and a skylight (possibly to be replaced due to leaks during storms). The fore peak is separated from the kitchen by a watertight door and used as a pantry and wood storage.
A 10 m² cabin with a porthole (same model), heated either by the heat from the wood stove or the reverse cycle air conditioning system (see main room). A 10 m² bathroom with bathtub and shower (to be replaced), a dressing room, and a porthole.
Adjacent is the captain’s cabin (renovations needed, especially insulation) (also with an external access), made of the original oak, with a built-in bed (view outside), a central room suitable for an office/library. Two windows at the rear. Possibility to install a wood stove.
Below the living area: an insulated and enclosed technical room, including a 150-liter electric water heater for hot water, a 1000-liter water tank, and a wastewater treatment tank. Possibility to install a washing machine, water inlet and outlet planned. A black water treatment system remains to be installed.
An empty hold (about 50 m²) remaining to be converted (insulation, electrical work, creation of a bathroom?). Many possibilities, round brass portholes installed, floors laid. Ideal for conversion into additional bedrooms, guest rooms, or a separate apartment.
The barge also features a superstructure with the helm station and the sailor’s apartment in its original state (renovations needed, especially insulation), with direct access from the hold to be adapted.
A 40 m² accessible wooden terrace is installed on the converted apartment.
A small boat, ropes, life jackets, buoys, fire extinguishers.
The community permit is valid until August 6, 2024. An inspection (decennial) will need to be scheduled and paid for by the buyer.
The barge’s bottom was reinforced in 2004, with a refit of the port and starboard plating in 2014.
Required work includes external painting, replacing the living room’s light grille, changing the current bathroom shower, insulating the central cabin, finishing the second hold, creating another bathroom, installing a black water treatment system, renovating the crew’s cabin and superstructure.
VHS radio with license.
The current COT is 2,621 euros (€218/month), including mooring fees, water, and electricity (2023 rates).
This barge was purchased in 2009, with €80,000 invested in maintenance since then.
